Intkal (mutation) is the process by which the revenue department formally updates who owns a piece of land — after a sale deed, inheritance, gift deed, partition or court decree — and the register entry that records that change. Until mutation is sanctioned and entered, the old owner still shows in the Jamabandi even if a registered sale has happened.
A mutation goes through stages: an application/report is filed, notices go out to interested parties, the Patwari/Revenue Officer verifies it, and it's finally sanctioned. Only after sanction does it get carried into the next Jamabandi revision. This gap is exactly why a buyer should check both the latest Fard and the mutation register, not the Jamabandi alone.

इंतकाल (म्यूटेशन) वह प्रक्रिया है जिसके ज़रिए राजस्व विभाग किसी ज़मीन के मालिक को औपचारिक रूप से अपडेट करता है — बिक्री विलेख, विरासत, दान विलेख, बँटवारे या अदालती आदेश के बाद — और वह रजिस्टर प्रविष्टि जो उस बदलाव को दर्ज करती है। जब तक इंतकाल स्वीकृत होकर दर्ज नहीं होता, पुराना मालिक ही जमाबंदी में दिखता रहता है, भले ही पंजीकृत बिक्री हो चुकी हो।
इंतकाल कई चरणों से गुज़रता है: आवेदन/रिपोर्ट दाखिल होती है, संबंधित पक्षों को सूचना भेजी जाती है, पटवारी/राजस्व अधिकारी सत्यापन करता है, और अंत में यह स्वीकृत होता है। स्वीकृति के बाद ही यह अगली जमाबंदी में शामिल होता है। यही अंतर है कि खरीदार को अकेली जमाबंदी नहीं, बल्कि ताज़ा फर्द और इंतकाल रजिस्टर दोनों जाँचने चाहिए।

ਇੰਤਕਾਲ (ਮਿਊਟੇਸ਼ਨ) ਉਹ ਪ੍ਰਕਿਰਿਆ ਹੈ ਜਿਸ ਰਾਹੀਂ ਮਾਲ ਵਿਭਾਗ ਕਿਸੇ ਜ਼ਮੀਨ ਦੇ ਮਾਲਕ ਨੂੰ ਰਸਮੀ ਤੌਰ 'ਤੇ ਅਪਡੇਟ ਕਰਦਾ ਹੈ — ਵਿਕਰੀ ਦਸਤਾਵੇਜ਼, ਵਿਰਸੇ, ਦਾਨ, ਵੰਡ ਜਾਂ ਅਦਾਲਤੀ ਹੁਕਮ ਤੋਂ ਬਾਅਦ — ਅਤੇ ਉਹ ਰਜਿਸਟਰ ਐਂਟਰੀ ਜੋ ਇਸ ਤਬਦੀਲੀ ਨੂੰ ਦਰਜ ਕਰਦੀ ਹੈ। ਜਦੋਂ ਤੱਕ ਇੰਤਕਾਲ ਮਨਜ਼ੂਰ ਹੋ ਕੇ ਦਰਜ ਨਹੀਂ ਹੁੰਦਾ, ਪੁਰਾਣਾ ਮਾਲਕ ਹੀ ਜਮਾਬੰਦੀ ਵਿੱਚ ਦਿਸਦਾ ਰਹਿੰਦਾ ਹੈ, ਭਾਵੇਂ ਰਜਿਸਟਰਡ ਵਿਕਰੀ ਹੋ ਚੁੱਕੀ ਹੋਵੇ।
ਇੰਤਕਾਲ ਕਈ ਪੜਾਵਾਂ ਵਿੱਚੋਂ ਲੰਘਦਾ ਹੈ: ਅਰਜ਼ੀ/ਰਿਪੋਰਟ ਦਾਖਲ ਹੁੰਦੀ ਹੈ, ਸਬੰਧਤ ਧਿਰਾਂ ਨੂੰ ਸੂਚਨਾ ਭੇਜੀ ਜਾਂਦੀ ਹੈ, ਪਟਵਾਰੀ/ਮਾਲ ਅਫ਼ਸਰ ਤਸਦੀਕ ਕਰਦਾ ਹੈ, ਅਤੇ ਅੰਤ ਵਿੱਚ ਇਹ ਮਨਜ਼ੂਰ ਹੁੰਦਾ ਹੈ। ਮਨਜ਼ੂਰੀ ਮਗਰੋਂ ਹੀ ਇਹ ਅਗਲੀ ਜਮਾਬੰਦੀ ਵਿੱਚ ਸ਼ਾਮਲ ਹੁੰਦਾ ਹੈ। ਇਹੀ ਫ਼ਰਕ ਹੈ ਕਿ ਖਰੀਦਦਾਰ ਨੂੰ ਇਕੱਲੀ ਜਮਾਬੰਦੀ ਨਹੀਂ, ਸਗੋਂ ਤਾਜ਼ਾ ਫਰਦ ਅਤੇ ਇੰਤਕਾਲ ਰਜਿਸਟਰ ਦੋਵੇਂ ਵੇਖਣੇ ਚਾਹੀਦੇ ਹਨ।
